Q: Why do I need my own insurance when the condominium corporation has insurance?

A: The condominium corporation’s insurance is designed to replace the building and its components in case of damage or loss. This insurance does not provide coverage for your personal property, appliances and the contents of your unit, nor does it provide any personal liability coverage for you as an individual.

Q: I have lost my unit door key. How can I get another one?

A: This is the owner’s responsibility. If you do not have access to another key that you can have duplicated, you will have to contact a locksmith to make a new key for you.

Q: Are pets allowed in condominiums?

A: There are condominiums whose bylaws prohibit pets from living in the complex. Those that do allow pets may have restrictions on the types or sizes of animals. Refer to the bylaws of the corporation.

Q: I want to install a satellite dish. Can I do this?

A: Refer to the bylaws of the corporation. This is usually found in the "Use and Occupancy Restrictions" section.

Q: I want to install an air conditioning unit. Can I do this?

A: Refer to the bylaws of the corporation. This is usually found in the "Use and Occupancy Restrictions" section.

Q: I own my balcony, deck, patio or back yard, don’t I?

A: You may refer to the bylaws of your corporation to determine this. Usually these areas are common or managed property to which the owner is granted exclusive use. The bylaws often specify what can be kept in these areas and any changes to them should have the prior written approval of the Board.

Q: My neighbour’s music is too loud – who do I call?

A: If noise compaints cannot be resolved by speaking with your neighbour directly, contact your condo board or local police complaint line.

Q: My overhead garage door has stopped working – who do I call?

A: First, check to see that the battery in your remote control is working. If that is not the source of the problem and you are in a townhome, you will be responsible for contacting someone to repair your door opener at your cost. If you are in an apartment style condo, the garage door is considered to be common area property and you will need to contact the Property Management company.

Q: Am I permitted to use a propane barbeque?

A: As most condo corporation bylaws do not allow propane tanks anywhere on the property, a barbeque gasline has been provided for use on your deck/patio. Refer to the bylaws for your condo corporation.
